Units that share a wall with the house, often the best choice on hillside and bluff lots where the house already occupies the most stable, level ground.
Learn More
Older detached or attached garages turned into legal dwellings, with slab, insulation and egress upgrades, and the lost parking left unreplaced, as state law permits.
Learn More
A unit of up to 500 square feet created within the house, with an efficiency kitchen and a separate entrance, popular in HOA communities like the Highlands.

Second-floor units built over new or reinforced garages, catching views and saving yard space where the City's height rules allow a second story.

Factory-built units installed on foundations we prepare, with delivery routes, crane reach and fire-zone specifications confirmed before the order is placed.

Apartment and condo lots can take new freestanding units plus homes carved from storage rooms or garages, within the counts SB 1211 allows for multifamily property.

The right unit depends less on taste than on the land. A flat parcel near the Village has room for a backyard cottage. A bluff-top lot in Huntington Palisades may push the unit against the house. A steep canyon or ridge lot often points toward space the house already has, such as a lower floor, the garage or a wing that can become a junior ADU.
We usually narrow the choice to two or three options after one site visit and a look at the parcel's zoning and overlays. From there, cost, timing and how the unit will be used decide the rest.

For owners rebuilding after January 2025, the ADU is often the first piece of the plan. The City lets it be built before or alongside the replacement house and keeps its area out of the house's floor-area limit. On lots that qualify, the Mayor's first rebuild order also removes Coastal and CEQA review for an ADU that respects the canyon and coastal bluff buffers.
Our design, permit and site-work services are set up to run the ADU and the main house together or in sequence. Shared utility trenches, a single soils report and coordinated foundations save money compared with treating them as two unrelated projects.
Every ADU passes through the same three stages: design, City approval and construction. The services listed below map to those stages. ADU design covers surveys, layouts and the construction set. ADU permits covers the LADBS submittal, plan-check corrections and coordination with City Planning, the Fire Department and LADWP. Foundations and utilities, along with kitchens and bathrooms, cover the trades that make the unit livable.
Keeping all three stages with one team means fewer handoffs. When the drawings change in plan check, the people pricing and building the job already know why.
Site work varies more here than almost anywhere on the Westside. On level streets, foundations are routine. On slopes in Marquez Knolls, Castellammare and the Highlands, piers, retaining walls and drainage can become the largest line items. Narrow streets in Rustic Canyon and Castellammare also affect whether a prefab unit or large deliveries are practical.
That is why we treat site evaluation as part of every service rather than an add-on. The terrain decides how each ADU type gets built, and sometimes which type makes sense at all.
FAQs
Usually a junior ADU or a garage conversion, because the structure already exists. New detached units on hillside or bluff lots tend to cost the most because of foundations and site work.
Yes. We cover design, LADBS permits and construction, along with site work and interior trades, so one team is responsible from first sketch to final inspection.
Yes. On fire-rebuild lots, we can coordinate the ADU with your architect's house design, or draw both together if you prefer.
We also work in neighboring Brentwood and in Sunset Mesa, which is permitted by Los Angeles County rather than the City.
