Temescal Canyon ADUs

Temescal Canyon follows Temescal Canyon Road from Sunset down toward Pacific Coast Highway, with Temescal Gateway Park and the wild canyon above. Homes here sit on canyon walls and edges, and the canyon itself sets many of the rules.

Canyon-Edge ADUs in Temescal Canyon

Lots along Temescal Canyon often back onto a slope that falls toward the canyon floor or rises toward a ridge. The flat portion of the lot may be modest, and the edge of the canyon may run right behind the house. That edge is more than scenery. Under the City's fire-rebuild order, a new ADU on a fire-damaged lot qualifies for its Coastal and CEQA exemption only if it stays at least 10 feet back from a canyon bluff.

So the first step is locating the bluff edge on a survey. With that line set, we can see whether a detached unit fits on the level part of the lot or whether an attached unit, a conversion or a unit above the garage makes more sense.

Drainage and Slope Work for Temescal ADUs

Water runs downhill into the canyon, and a new building adds roof area and hardscape that shed more of it. A Temescal ADU needs a drainage plan that collects runoff and carries it to an approved outlet rather than letting it pour over the canyon edge, where it can erode the slope.

Slopes near the canyon also call for a soils report and, often, a geology review. Foundations may use piers to reach stable ground, and retaining walls may be needed to hold back cuts. LADBS reviews these reports as part of the permit.

Wildland Edge and Fire Rules in Temescal Canyon

Temescal Gateway Park and the canyon above are wildland, and the neighborhood sits in the Palisades' Very High Fire Hazard Severity Zone. LAFD's brush clearance requirements apply to the vegetation around structures, and the ADU itself is built with wildfire-resistant roofing, vents, siding, windows and decks.

The canyon also channels wind. During Santa Ana events, embers can travel up or down it. We pay attention to the elevations that face the canyon and to the ground around the unit, keeping it clear of combustible materials and mulch.

Temescal Canyon ADU Layouts That Face the Canyon

Many owners want the ADU to look into the canyon rather than at the back of the main house. Turning the living room and a small deck toward the slope does that, while the entry faces the driveway. Larger windows on the canyon side need tempered glass in the fire zone, and the deck below them is built from rated materials.

Privacy works differently here than on a flat street. Canyon neighbors often look across at each other rather than over a fence, so we study sightlines from the lots opposite and below before fixing window sizes and deck positions.

Who Permits ADUs in Temescal Canyon

Temescal's homes fall inside Los Angeles city limits. Plan check and building permits run through LADBS, coastal questions for parcels in the Coastal Zone toward the highway go to City Planning, and power and water hookups belong to LADWP. On a canyon lot, the Fire Department may also look at hydrant distance and the route its engines would take to reach the unit.

Where the 2025 fire took a house, the backyard unit may be sequenced first. And since the July 2025 order halted SB 9 filings in the burn area's fire zone, an ADU is now the straightforward route to a second household on these lots.

ADU Options for Temescal Canyon Lots

01

Detached ADU on the Level Pad

Where the flat part of the lot clears the canyon buffer, a small detached unit gives privacy and canyon views.

02

Attached ADU Away From the Edge

Joining the unit to the house holds it back from the canyon rim, on ground the home has already proven, with short utility runs.

03

Garage Conversion Near the Street

A garage at the front of the lot is often the farthest point from the canyon edge, making it a simple place for an ADU.

04

Junior ADU Inside the House

A JADU adds a unit with no new foundation, avoiding slope and drainage work entirely.

FAQs

Temescal Canyon ADU FAQs

How close to the canyon edge can I build an ADU?

For the fire-rebuild exemption, at least 10 feet from a canyon bluff. Other projects follow the City's standard setbacks and geology review.

Does LAFD brush clearance affect my ADU?

Yes. Brush clearance rules apply around structures, including an ADU. Placing the unit thoughtfully can make ongoing clearance easier.

Is Temescal Canyon in the Coastal Zone?

Parts nearer the highway are. We check your lot's status, since coastal review can affect the approval sequence.

Do I need a geology report for a Temescal ADU?

Often, for lots near the canyon slopes. LADBS reviews soils and geology reports as part of the ADU permit.

Can I rent out a Temescal Canyon ADU?

Yes, on leases longer than 30 days. You may lease it out while living somewhere else, since owner residency is not required.
