ADUs in Brentwood

Brentwood ADU Builder for Canyon, Estate and Apartment Lots

Brentwood sits just east of the Palisades, and it is really two places for ADU purposes. Above Sunset are fire-zone canyons and hillsides. Below it are flatter streets running from estate lots to small parcels and apartment blocks.

Brentwood ADUs North of Sunset: Canyons and Fire Zone

CAL FIRE has designated Brentwood from Mulholland Drive down to Sunset Boulevard a Very High Fire Hazard Severity Zone. That covers canyon neighborhoods such as Mandeville Canyon, Kenter Canyon and Crestwood Hills, where lots climb steep slopes and back onto brush. An ADU here is held to the same wildfire construction rules as one in the Palisades: Class A roof, ember-resistant vents, enclosed eaves and ignition-resistant cladding.

Canyon lots also bring the usual hillside questions. A long, narrow canyon road can limit truck size and fire access, and slopes call for soils reports, piers and retaining walls. Attached units, conversions and junior ADUs often work better than new detached cottages on these parcels, because they use ground the house already occupies.

  • Wildfire construction standards for every new unit
  • Soils reports and engineered foundations on slopes
  • Fire access checked on narrow canyon roads
  • Conversions and attached units favored on steep lots

Brentwood Park and Brentwood Glen ADU Options

South of Sunset, the landscape flattens and the lots vary widely. Brentwood Park is known for large estate lots with mature trees, where a detached guest house, a converted pool house or more than one ADU may fit comfortably. One estate parcel can carry a converted outbuilding, a junior unit inside the house and a fresh 800-square-foot cottage, all without discretionary review.

Brentwood Glen, by contrast, is a pocket of much smaller lots. There, a compact backyard unit using the 4-foot side and rear setbacks, a garage conversion or a JADU is the realistic menu. The design challenge is keeping light and a usable yard for both the house and the ADU.

Multifamily ADUs on Brentwood Apartment Lots

Brentwood has far more apartments and condominiums than the Palisades, especially in the blocks south of San Vicente Boulevard. SB 1211, in force since 2025, lets an apartment property put up as many as eight freestanding ADUs, never more than the units already there. Storage rooms, boiler rooms and tuck-under garages can be turned into homes on top of that count.

For owners of older apartment buildings, converting unused storage or tuck-under parking is often the first step, because the state excuses ADU projects from replacing the parking they eliminate. Condo buildings need association approval for any work on common areas. We check building capacity, fire separation and utilities before design.

Who Permits ADUs in Brentwood

Brentwood is a neighborhood of the City of Los Angeles, so ADUs here are permitted by LADBS under the same LA ordinance that governs the Palisades. Hillside lots draw grading and geology review, and the Fire Department weighs in on access in the canyons. LADWP supplies power and water.

The Palisades fire-rebuild orders apply to lots damaged in that fire. For an undamaged Brentwood property, standard City ADU review applies, with the state's 60-day clock running once the application is complete and a home already stands on the lot.

ADU Options for Brentwood Lots

01

Estate-Lot Guest House ADU

On large Brentwood Park parcels, a detached guest house or a converted pool house can become a full ADU with its own garden and entry.

02

Small-Lot Cottage in Brentwood Glen

A compact rear-yard unit using 4-foot side and rear setbacks fits the neighborhood's smaller parcels without taking the whole yard.

03

Canyon-Lot Conversion North of Sunset

Converting a garage or lower floor on a canyon lot adds a unit without new grading, a practical choice in the fire zone.

04

Apartment Building ADUs

Multifamily lots can add detached ADUs and convert unused storage or garage space, increasing rental units without buying more land.

FAQs

Brentwood ADU Questions

Is Brentwood in a fire zone?

The part from Mulholland down to Sunset is a Very High Fire Hazard Severity Zone per CAL FIRE. ADUs there need wildfire-rated construction and defensible space.

Can I build several ADUs on my Brentwood Park lot?

Often. State law lets one house lot hold a converted ADU, a junior ADU and a newly built backyard unit no bigger than 800 square feet.

How many ADUs can my Brentwood apartment building add?

As many as eight new detached units, as long as they do not outnumber the apartments already there. On top of that, non-livable rooms can be converted, from one unit up to a number equal to 25 percent of the apartments.

Is Brentwood its own city for ADU permits?

No. Brentwood is a neighborhood of Los Angeles, so LADBS reviews and permits its ADUs. Lots in the canyons also get Fire Department review for access, and hillside parcels may need grading and geology approvals.

Can I convert part of my Brentwood Glen garage into a JADU?

Only if the garage is attached, because a junior unit has to be within the house itself, and the law treats an attached garage as house. A detached garage can instead become a regular ADU, with no size cap on the converted space.
