JADUs for Palisades homes
Junior ADUs Built Inside Pacific Palisades Homes
Some of the most useful housing in the Palisades is already under your roof. A junior ADU turns a bedroom wing, a den or an attached garage into a separate home of 500 square feet or less, with no new building on the lot.
JADU Rules Under California Law
The state's definition is tight. A JADU lives within the walls of a single-family house, and for this purpose an attached garage counts as house space while a freestanding garage does not. The cap is 500 square feet of interior living space. The unit needs its own outside door and at least an efficiency kitchen, and bathing can happen in a private bathroom or one shared with the main home.
The bathroom decision has consequences. Sharing one with the main house triggers an owner-occupancy requirement, while giving the JADU its own bath removes it. Either way, short-term rentals are off the table, and any lease has to run past 30 days.
- 500 sq ft interior cap
- Inside the house or its attached garage only
- Its own exterior door
- Owner must live on site only if the bath is shared
- Leases longer than 30 days, no vacation rentals

Junior ADUs in Pacific Palisades Homes
The Palisades has plenty of houses with more room than the household uses. A ground-floor guest suite in a Riviera home, a bedroom wing on a split-level in El Medio Bluffs, or a family room with a door to the side yard in the Highlands can each become a JADU with relatively modest work.
Owners in the Highlands' gated communities find JADUs especially practical. Because the unit lives inside the existing footprint, there is usually no new exterior massing for the association's architectural committee to weigh. The visible changes might be limited to a new door, a step or landing, and possibly a window. We still review the HOA's rules early, since some regulate exterior doors and other details.
Building an Efficiency Kitchen in a Palisades JADU
An efficiency kitchen in a JADU needs a cooking appliance, a food preparation counter and storage. In practice that means a run of cabinets with a sink, a compact range or cooktop, and an under-counter or slim refrigerator. Where an existing bathroom sits on the other side of the wall, plumbing can tie in with short runs.
Gas is usually the harder question. Many owners choose an electric induction cooktop for the JADU instead of extending a gas line, which avoids new gas piping and simplifies ventilation. We check the existing electrical panel capacity at the start, because adding a kitchen circuit, a range circuit and possibly a mini-split system can push an older panel past its limit.

Junior ADU Permits and Fees in Pacific Palisades
LADBS reviews a JADU like other ADUs, ministerially and without a public hearing. With a home already on the parcel, a complete JADU application must be acted on within 60 days. Because the work is interior, plan check usually focuses on the separate entrance, the rated separation from the main house if required, egress windows and the kitchen.
Cost-wise, JADUs avoid several expenses that new units carry. No impact fees apply to a JADU of 500 square feet or less. There is no new foundation, and the building envelope already exists. The money goes into interior framing, a new door opening, plumbing and electrical, and finishes.
What a Junior ADU Gives a Pacific Palisades Home
Junior ADU Inside the Existing Footprint
No new building means no new pad, no grading and no change to the roofline. On a hillside or bluff lot where exterior expansion is hard, a JADU adds a dwelling while leaving the site itself alone.
Lower Fees for a Small Unit
Impact fees cannot be charged on a junior unit at or under the 500-square-foot cap. Because the foundation, roof and walls already exist, spending shifts to interior partitions, the new entry, plumbing and finishes.
Flexible Family Use of a JADU
A JADU can house a caregiver, a returning college graduate or an aging parent, then convert back to a guest suite later. The connecting door between the JADU and the house can stay or be closed off.
Pairs With a Detached ADU
On a single-family lot, a JADU can sit alongside a converted ADU and a freestanding new unit as large as 800 square feet. Many Palisades owners start with the JADU and add the detached unit later.

FAQs
JADU FAQ for Palisades Homeowners
What is the size cap on a Palisades JADU?
Five hundred square feet of interior living space, inside the single-family house. An attached garage can supply part or all of that area.
Is owner occupancy required for a junior ADU?
Only when the JADU and the main house share a bathroom. Build the JADU its own bath and the requirement falls away.
Can I rent out a junior ADU?
Yes, on leases longer than 30 days. A JADU cannot be used as a short-term or vacation rental.
Does a JADU need its own parking space?
No parking is required for an ADU created inside the existing home. That includes a JADU.
Can I add a JADU and a backyard ADU on the same lot?
Yes. State law stacks three by-right units on one single-family parcel: the JADU, a conversion of existing space into an ADU, and a newly built detached unit capped at 800 square feet.
