ADU Builder in the Alphabet Streets, Pacific Palisades
The Alphabet Streets were the first part of the Palisades to be laid out, and they still have its smallest parcels. Fitting a house and an ADU onto 5,200 to 7,500 square feet takes careful planning, but it can be done well.
Small-Lot ADU Planning in the Alphabet Streets
Development here began in 1921, just north of Sunset and right beside what became the Village. The grid is tight and mostly level, and the lots are small by Palisades standards, roughly 5,200 to 7,500 square feet. On a parcel that size, every foot of setback and every tree location changes what the backyard can hold.
State law gives these lots more room than older rules did. Local limits on lot coverage, floor area ratio or open space cannot prevent an ADU of at least 800 square feet with side and rear setbacks of only 4 feet. On a 50-foot-wide lot, that turns a rear strip that once held a garage into the site of a one-bedroom cottage, with a patio between it and the house.

Rebuilding With an ADU North of Sunset
The January 2025 fire burned almost every structure north of Sunset, and that includes most of this neighborhood. For many owners, the question is no longer whether an ADU fits behind an existing house, but how a new house and an ADU share a cleared lot.
City Planning has made that easier. An ADU can be built before or together with the replacement home, and its square footage is left out of the residential floor area calculation. On a small lot, that matters a great deal. Families can put a compact unit at the back, move into it, and build the main house afterward without giving up any of the house's allowed size.
- ADU can be finished before the main house
- ADU floor area does not reduce the rebuilt home
- Utilities sized once for both buildings
- No SB 9 split here, but ADUs remain available
Who Permits ADUs in the Alphabet Streets
This is City of Los Angeles territory. The building permit comes from LADBS, and the Fire Department and LADWP review their pieces. Because the neighborhood sits inside the Very High Fire Hazard Severity Zone the Palisades has carried since 1999, every new unit is built to wildfire standards, from the Class A roof to the ember-resistant vents.
Owners rebuilding after the fire can use the City's Palisades permitting center, which puts the main departments in one building. SB 9 lot splits are off the table in the burn area under the Mayor's July 2025 order, which leaves the ADU as the main way to add a second home to one of these lots.

Parking and Access for ADUs Near the Village
Proximity to the Village helps in practical ways. The City cannot demand ADU parking on a lot within half a mile on foot of public transit, and many parcels here are close to the bus service along Sunset, so the exemption is worth checking early. Where parking does apply, a tandem space in the driveway counts.
Construction on narrow residential streets still needs planning. With many neighbors rebuilding at once, deliveries, dumpsters and crews compete for curb space. We coordinate staging and scheduling so the ADU work keeps moving without blocking the block.
ADU Options for Alphabet Streets Lots
Rear-Yard Cottage ADU
A one-bedroom or studio cottage at the back of the lot, using 4-foot side and rear setbacks. It keeps a courtyard between buildings and works on most of the neighborhood's flat, rectangular parcels.
ADU Over a New Garage
On a rebuild, a garage with a unit above can stack parking and living space on one footprint. This saves yard on the smallest lots, subject to the City's height limits.
Attached ADU in a New House
Designing the ADU into the replacement home as a separate wing or ground-floor unit keeps one roofline and one foundation. It suits lots where a detached building would crowd the yard.
Junior ADU in the Main House
Carving out a junior unit, 500 square feet at most, within the house gives a second home without a second structure. It suits lots where the yard is already given over to a garden or play space.

FAQs
Alphabet Streets ADU Questions
Can I fit an ADU on a 5,200 square foot lot in the Alphabet Streets?
Usually yes. Under state law, coverage and lot-size limits cannot shrink an ADU below 800 square feet, and the unit can sit just 4 feet off the side and rear lines. The exact fit depends on the house, trees and utilities.
Can I build the ADU first and live in it while my house is rebuilt?
Yes. Planning rules let the ADU go up ahead of the new home, and its area is excluded from the house's floor-area total.
Do I need a parking space for my ADU here?
Possibly not. If the lot is within a half-mile walk of public transit, no ADU parking can be required. We check this for your address.
Can I split my lot with SB 9 instead?
Not in the burn area. The City stopped accepting SB 9 applications in the fire-zone portion of the Palisades Fire area in July 2025. ADUs are still allowed.
