The Riviera surrounds Riviera Country Club on the eastern edge of the Palisades, split by Sunset Boulevard and bordering Santa Monica and Brentwood. Its larger lots open the door to more ambitious ADU plans.

Larger Riviera Lots and Two-Bedroom ADUs

Compared with the Alphabet Streets or the narrow ridges to the west, Riviera parcels often have real room behind the house. That space can hold a detached ADU large enough for two bedrooms, with its own garden and parking. Under state law, whatever cap the City sets cannot fall below 1,000 square feet once a plan includes a second bedroom.

Many Riviera properties also have pool houses, guest rooms or detached garages already in place. Converting one of those buildings into a legal ADU can be efficient. Converted space is not subject to new-unit size caps, and an older building close to a property line can generally keep its footprint.

Building More Than One ADU on a Riviera Lot

California lets one house lot carry several extra dwellings without discretionary approval. Government Code 66323 pairs three of them: a unit carved from existing space such as a pool house, a junior unit within the main home, and one newly built backyard dwelling of 800 square feet or less sitting 4 feet off the side and rear lines. Local coverage limits, front-yard setbacks and design rules cannot be used to block that trio.

On a large Riviera lot, that might mean a converted pool house for a parent, a JADU for a caregiver, and a backyard cottage for long-term rental. Each unit needs its own planning for utilities, entries and privacy. We map the full layout first so later units are not blocked by earlier ones.

City Lines and ADU Permits in the Riviera

The Riviera borders Santa Monica and Brentwood, and that edge matters. Properties on the City of Los Angeles side are permitted by LADBS under LA's ADU ordinance. Properties across the line in Santa Monica follow that city's separate rules. Before design, we confirm which jurisdiction your parcel is in.

Fire-zone status covers the Riviera just as it does the rest of the Palisades, so a new unit here gets the same ember-resistant detailing as one in the canyons to the west. Portions north of Sunset were hit by the 2025 fire, and on those parcels the ADU may be finished first and kept outside the new house's floor-area count.

Riviera ADU Design Near the Country Club

Riviera homes range from older Spanish and traditional houses to later rebuilds. An ADU can echo the main house's roof, materials and windows, or take a quieter form that sits back in the garden. Some lots near the golf course have open views. Others are shaded by mature trees.

HOA rules may apply in some parts of the area. If an association covers your street, its guidelines go into our design brief from the first meeting.

ADU Options for Riviera Lots

01

Two-Bedroom Detached ADU

On deeper lots, a detached unit with two bedrooms suits a family or a long-term tenant and keeps the main house private.

02

Pool House or Guest House Conversion

Existing outbuildings can become legal ADUs without new-construction size limits, often with less site work.

03

Several Units on One Riviera Lot

Pool-house conversion, in-house junior unit and backyard cottage: state law lets all three share one single-family parcel.

04

Rebuild ADU North of Sunset

For burned parcels above Sunset, sequencing the cottage ahead of the main house lets the household move back while the larger build continues.

FAQs

Riviera ADU Questions

Is my Riviera home in Los Angeles or Santa Monica?

The bulk of the Riviera lies inside Los Angeles, yet its edge touches Santa Monica. We confirm your parcel's jurisdiction before design, since the rules differ.

Can I build two ADUs on my Riviera lot?

Often you can build more than two. One conversion, one junior unit inside the house and one new freestanding unit capped at 800 square feet are all permitted together.

How big can a Riviera ADU be?

No City cap can dip below 850 square feet for a studio or one-bedroom, or 1,000 with two or more bedrooms. Above those floors LA's ordinance governs, and we check its current figures for your zone.

Will my existing guest house qualify as an ADU?

If it can be brought up to dwelling standards, yes: rated separation where it touches another building, egress windows, insulation, a kitchen and adequate utilities. Size caps written for new units do not apply to converted space.

Will a Riviera ADU change my property tax bill?

Expect an increase tied to the new unit alone. The County appraises the ADU as new construction and adds that figure, while the house keeps its existing base. The LA County Assessor or your tax advisor can estimate the amount for your property.
